What is on offer?

What is a Controlled Residential Development?

A controlled development is a master planned community with development approvals from the relevant government agencies for the particular type of development one can erect on the land.

Our controlled development master plan has been approved by the Machakos County Government which allows for a single dwelling residential area where commercial and/or multi-dwelling/flats developments shall not be allowed except on designated areas and public facilities.

What is a Gated Community?

A gated community is a residential area that is enclosed and protected by physical barriers such as walls, fences, or gates. The entrance and exit points of the community are controlled and restricted, often requiring authorization or identification for access.

A gated community offers security and better standards of living for the community living in the estate.

What does semi serviced plots mean?

This means that the plots are not just bare land. Some improvements have been done on the plots to increase their aesthetic value, appearance and ease of access.

What amenities and infrastructure is available?

Amenities: Community centre with school and dispensary, recreational grounds with kids play areas.

Infrastructure: Security fence, manned gates, beaconed plots, demarcated roads, water, electricity & internet.

What are advantages of buying in a gated community?

Guarantees privacy - neighbours cannot build multi-storey or commercial properties. Divided into courts of max 30 plots with own management. Common services: roads, security, garbage, water, internet, power, landscaping, lighting.

What social amenities are in the neighbourhood?

Schools: Mutalia St. Triza High School, Eastpark Academy, St. Philip Neri Primary, Josnah Schools.

Hospitals: Ruai Family Hospital, Bahari Hospitals.

Markets: Ottomart (across the road), Mutalia, Joska, Quickmart & Naivas in Ruai Town.

Police: Malaa & Joska Stations. Petrol: Shell Joska, Total Kamulu.

When will the development be available for occupation?

The individual plots are ready for occupation. Once a purchaser completes his purchase process, he can begin developing his plot immediately.

Location of the development

Where: Mutalia shopping centre, opposite Ottomart supermarket, touching new and old Kangundo Road.

From CBD: 40km, 1 hour drive. 15km from Eastern Bypass.

From Airport: JKIA is 35km via Mombasa Road, Eastern Bypass and Kangundo Road.

Public Transport: Served by buses, matatus, and taxis.

PRICING

What is the purchase price?

All inclusive of taxes, title transfers and registration.

Cash: Regular Kshs 2,000,000 | Premium Kshs 2,200,000 – 3,000,000

Mortgage: Regular Kshs 2,200,000 | Premium Kshs 2,400,000 – 3,200,000

What are the cash and mortgage terms?

Mortgage: 20% on offer letter, 80% by financier on project completion.

Cash: 20% on offer letter, 80% in monthly installments up to 12 months.

How do I take a mortgage?

We have arrangements with multiple banks. Talk to our sales reps for financing options. Some banks offer 70% financing, some offer 105% financing.

Will the purchase price be reviewed upwards?

Once the price increases, you will be informed accordingly.

PURCHASE PROCESS

What is the purchase process?
  1. Select a plot from the master plan.
  2. Share plot number with Gimco Limited on 0704386002 or 0704386004 or email info@casamia.co.ke.
  3. They will issue an offer letter. Sign the letter of offer.
  4. 20% deposit required within 14 days.
  5. Sale agreement ready with remaining obligations.

LEGAL

What kind of ownership is offered?

Leasehold property with Certificate of Lease from Machakos Registry for 99 years from 1.11.2012 (88 years remaining). You will also receive Estate By-Laws.

Who owns the master title?

Ghanima Limited owns the master title. Once registered, you receive your individual leasehold title.

MANAGEMENT

Who will manage the property?

Divided into courts of max 30 plots. Each owner gets a share certificate. Master Management Company manages the estate and hires an estate manager for common areas.

Will there be a service charge?

No service charge until all plots are sold and management companies formed. Any charge is determined by plot owners.
